I didn't build ThisProp because I had a vision. I built it because the tools that existed weren't built for what I actually do.
I run a real estate investment company in Erie, Pennsylvania. We find properties, underwrite deals, acquire them, and then operate them — rentals, rehabs, dispositions. The full cycle. That sounds simple when you write it in a sentence, but the operational reality is a lot messier. There are leads coming in from multiple channels. There are sellers to follow up with, offers to run, contracts to manage, and then — once you close — there's everything that comes after. Tenants, maintenance, rent rolls, lenders, insurance, accounting. The deal doesn't end at the closing table. That's actually where the work starts.
The tools I tried weren't built for that. The CRMs designed for real estate investors — and there are a lot of them — are mostly deal-tracking tools. They're built around the acquisition funnel. Track the lead, run the comps, maybe calculate a rough MAO, log the follow-up. Some of them do that reasonably well. But the moment you close a deal, they have nothing to offer you. There's no portfolio view. No ledger. No maintenance queue. No way to see across your held properties and understand what your operation actually looks like.
The institutional tools go in the opposite direction. Yardi, Juniper Square — those are built for funds and property management companies managing hundreds of units and dozens of investors. The onboarding alone assumes you have a dedicated implementation team. The pricing assumes you've already scaled. They're not designed for the operator who closes ten to twenty deals a year and wants to run the entire business from a single platform.
I was using a combination of things — spreadsheets, a CRM that was okay for lead management and not much else, a separate accounting setup, manual processes for everything in between — and the friction was constant. Not the dramatic kind of friction that breaks a business. The slow kind. The kind where you're spending time on coordination that should be automatic. Where information lives in three places and reconciling it is a task you keep putting off. Where the post-close operation feels like a different business from the acquisition side because the tools make it feel that way.
I got tired of managing the gap.
So I started building. I have a technical background — I spent years in enterprise IT, and I know how systems should fit together. I also know what it costs to run a business on systems that don't. I built ThisProp as the platform I actually needed: one that follows the deal from first contact through close and into the portfolio, without handing off to a different tool at every stage. Pipeline management, underwriting, offer building, accounting, rentals, maintenance, funding sources — all in the same workspace, all with the same data underneath.
I built it for the way real estate investment actually works. Not the idealized version. The one with VA follow-up cadences and sheriff sale auction monitoring and routing profiles that configure the intake form differently depending on how a lead came in. The one where you need to know your ledger is accurate before you have a conversation with a lender. The one where you might have six properties in different stages of rehab, three active rentals, and two deals in contract, all at the same time, and you need to see all of it clearly without switching contexts.
What I hope it does for other businesses is give them the same thing: the ability to run the whole operation in one place, with data that's actually trustworthy, without the overhead of stitching together tools that were never designed to work together. If you're past the very early stage — if you're closing deals consistently and starting to hold property — there should be a platform built for that inflection point. There wasn't one. ThisProp is it.
I'm not trying to compete with PropStream on lead generation or with Yardi on enterprise property management. The people who need those tools know who they are. I built this for the operator in the middle — the one running a real business, managing real assets, and tired of managing the tools that are supposed to manage them.
