For real estate investor-operators
Pipeline to close. One workspace.
Source, underwrite, and close - then keep running the rehab, the rentals, and the books in the same workspace.
We onboard in waves - expect a reply within one business day. No payment until checkout opens.
Built by an investor who got tired of running deals across five tools and a spreadsheet. Founder story →
Your workspace, in context

Early access feedback
"Other tools stop at the closing table. ThisProp is built for what comes after."
Property Alliances
What you run in one workspace
County you point
Pipeline & monitors
Point ThisProp at the counties you work. Bulk import, auctions, and Relay tasks stay in one workspace.
Underwrite + deal package
Model before you commit
Acquisition metrics, capital stack, and a deal package next to stage and notes.
Books + rehab
Business operations
Accounting hub, ledgers, and rehab execution on assets you own - not a rent-collection product.
VA + mobile
People & platform
Roles, VA workflow, playbooks, and the native app - English, Spanish, or Portuguese.
Intelligence
Invoice. Receipt. Deal doc.
Intelligence reads the paper you already have - then files the numbers where the workspace already works.
Invoice
Line items and totals into AP or job cost - without retyping the PDF.
Receipt
Capture spend from a photo or scan. No spreadsheet side channel.
Deal doc
HUD, PSA, or term sheet into the deal thread - next to underwriting.
The workflow
How it works
One thread from street address through close and dispositions - then keep executing with maintenance, the accounting hub, Relay tasks, calendar and VA workflows, and people in the same workspace. Optional county monitors, Help, playbooks, onboarding, and a localized shell keep every seat productive - not just the power users.
Pipeline & portfolio
Capture the lead
Add properties one at a time or import a list from CSV, Excel, or PDF - map columns, preview rows, then set lead status and grade, attach context on the detail page, and keep the pipeline honest before you spend time modeling.
Underwriting
Underwrite & stage the acquisition
Start an acquisition from the property, work metrics and notes on the acquisition page, drag or filter through stages in board or table view, and record outcomes when you win or lose. Build a capital stack from your funding sources to check coverage, lay out a rehab scope with budgeted vs. actual line items, and attach auction dates on the lead so the team calendar stays honest.
Business Operations
Close & execute in portfolio
Mark the acquisition closed to move it into portfolio. Track rehab costs actual vs. estimated, run timecards for crew hours with multi-state overtime, send client invoices with Stripe payment links, and coordinate contractors through the crew portal - all on one operations thread.
Workspace
Maintain, monitor, and stay in touch
Run workspace-wide maintenance (projects, work orders, POs, invoices), configure county monitors for listing and auction sites, track a dispositions exit pipeline when you sell, keep contacts linked to properties and acquisitions, use the calendar for shared events and VA cadence tasks, and rely on the same real-time workspace on phone or desktop.
Works with the tools you already use
Plus CSV, Excel, and PDF import for pipeline and property data.
From the founder
Founder story
I didn't build ThisProp because I had a vision. I built it because the tools that existed weren't built for what I actually do.
I run a real estate investment company in Erie, Pennsylvania. We find properties, underwrite deals, acquire them, and then operate them - rentals, rehabs, dispositions. The full cycle. That sounds simple when you write it in a sentence, but the operational reality is a lot messier. There are leads coming in from multiple channels. There are sellers to follow up with, offers to run, contracts to manage, and then - once you close - there's everything that comes after. Tenants, maintenance, rent rolls, lenders, insurance, accounting. The deal doesn't end at the closing table. That's actually where the work starts.
One platform. Two products.
Built for how you actually work - whether you're investing in properties or servicing them.
For Real Estate Investors
Source from county auctions, underwrite deals, track every dollar of rehab, and run your portfolio - with your team - in one workspace.
Solo $79 · Team $149 · Portfolio $249 /mo
DATA PACKS
Give your VA better leads to work with
Import raw lists from any source. Data packs enrich each lead automatically - ownership, equity position, skip-traced contact info, and valuation. Your VA spends their time evaluating qualified leads and moving deals forward, not looking up ownership records.
~2 hrs/week review vs. 30+ hrs manual research
For Field Service Companies
Run your landscaping, cleaning, or property maintenance company. Jobs, timecards, invoices, and crew access - all in one place.
Starter $49 · Growth $99 · Pro $199 /mo · $12 extra location
CREW PORTAL
Your crew in their own workspace
External access for every worker - assigned jobs, timecard submission, and invoice submission for 1099 contractors.
No workspace seat required
Platform
Why teams choose ThisProp
Four things you stop doing by hand the week you switch.
County auctions land in your pipeline on their own
Automated monitors + AI extraction across every county you work - sheriff sales and tax auctions arrive as pipeline leads the morning they post. No manual checking, no missed lists.
True native app. Not a web wrapper.
iOS, Android, Mac, and web - one workspace on whatever device your team has. The crew's phone at the property and the bookkeeper's desktop see the same deal at the same moment.
Built-in VA workflow at every tier
Configurable simplified field layouts for virtual assistants, role-based access, activity logs, and real-time visibility into everything your VA touches - delegate the pipeline without handing over the keys.
English, Spanish, and Portuguese - everywhere
Every team member sets their own language, and comments auto-translate between them. The whole platform - and this website - reads the same in all three.
